How It Works

A individual identifies a property that he/she believes can be acquired, renovated, and sold at a profit.

BCF offers a loan of up to 70% of the purchase price of the property, at an interest rate of 9-11%. The loan is secured by the property.

The individual renovates the property, which increases its value and further secures the loan.

If all goes as planned, the individual sells the property within 6 to 12 months, repaying the loan to BCF.

In the event of default, BCF forecloses on the property using the 30%+ safety buffer to recoup the principal and any lost interest.

It is safe to say that Investopedia is a little off its mark by including “rental property” in its definition because anyone who has owned a rental property know it’s not 100% passive. Also, it is safe to say that private lending is a true passive investment because there isn’t anything to do after a loan has funded. Once escrow closes and the money is wired to the borrower, there really isn’t much to do, but to wait for your monthly payments.

What If The Borrower Doesn’t Pay?

With any type of lending, even with good intentions to repay, there is the potential of the borrower defaulting on the loan and is unable to pay due to some unforeseen circumstances. That is not uncommon in the conventional and private lending industry.

Contrary to the myths circulating about the private money lending industry, lenders don’t like to have to deal with foreclosing on a property. The lender doesn’t want to have to cause duress on to the borrower and they don’t want to deal with the courts in order to foreclose on a property. This is not our common practice, and certainly not our desire. However we are well prepared to do so, but in order to recover the funds, this is what we are required to do. Yes, we have systems in place with the servicing company to take care of all of this as well.

The benefit of lending with collateral is the physical collateral. If the collateral remains easily sellable and remains valuable then the lender can recover the funds. With cars, we have heard stories of people hiding them in other cities, states, or even ship them to other countries. With equipment loans, they can be damaged or is hard to sell once recovered. With credit cards, it’s what we call an unsecured loan, and there is very little recourse if the person defaults.

Complete Control Of Your Capital

Unlike most investments, we do not ask you to transfer any money into our accounts. 

To be clear, if you decide to work with us, we simply need your verbal commitment and proof of funds; yes, just a verbal commitment. We will simply find, appraise, underwrite, and then open escrow for you. Again, you are not investing in our Better Capital Fund.

The funds remain in your account until you are ready to transfer them to a professional 3rd party title/escrow company where they will ensure that your money is safe by recording the trust deed with your interest is also executed during this escrow process.

Once the title is cleared by the title company, then you simply wire the money into the 3rd party escrow company where it will be transferred directly to the borrower.
